Conventional loans with a low down payment

You may not need a large down payment. Here’s what’s possible.

Putting a large down payment down sounds smart, but draining your savings leaves you no cushion. Many buyers may qualify with far less down. I’ll help you find the balance between cash in the house and cash in the bank.

What to know

Low down payment options

Eligible first-time buyers, and some income-qualified buyers, may qualify for low down payment programs like Fannie Mae HomeReady and Freddie Mac Home Possible, depending on lender and program.

Mortgage insurance can come off

With a smaller down payment you’ll have private mortgage insurance, but it can generally be removed as you build equity.

Second homes & investments

Conventional loans can also finance second homes and investment properties, with different down payment and seller credit rules.

Seller credits

Seller contributions are capped on a primary or second home, depending on your down payment, and at a lower cap on investment properties. See the full table.

Why not just put a large down payment down?

Sometimes it does make sense. But in Florida, insurance, HOA and repairs can surprise you, and keeping reserves may matter more than avoiding mortgage insurance. I look at the mortgage as part of your whole financial plan.

Questions people ask me

Straight answers. Programs and guidelines change, and everything depends on the lender, the program and your situation.

Do I need a large down payment for a conventional loan?

No. Many conventional loans allow a smaller down payment, and eligible buyers may qualify for low down payment programs like HomeReady and Home Possible. Requirements depend on lender and program.

Can I remove PMI later?

Generally yes. Private mortgage insurance on a conventional loan can usually be removed once you reach enough equity, depending on the loan and servicer rules.

Is conventional better than FHA?

It depends on your credit, down payment and plans. Stronger credit often favors conventional; building credit often favors FHA. Darryn compares both for you.

Can I use a conventional loan for a condo?

Yes, if the condo project meets conventional guidelines. Florida condo reviews look closely at reserves, insurance and inspections, so Darryn checks early.
