A mortgage advisor who thinks like a financial planner

I’m a former financial advisor overseas. When your client faces a mortgage decision, I give you a written second opinion within 48 hours. You stay the client’s main contact.

The mortgage second-opinion memo

A short, plain-English write-up of the mortgage decision in front of your client, built around the plan you have already made.

Rate vs return

Is it worth keeping a low fixed rate while safe yields may be higher? I lay out the numbers side by side.

Pay down vs invest

Extra payments, a lump-sum paydown or recasting, compared with investing the same money, over the client’s time frame.

Refinance and cash-out math

Break-even on costs, payment changes and the effect on long-term interest, so you can see whether it helps the plan.

Purchase planning

Down payment size, reserves and loan options for clients who are buying, including those with assets or income overseas.

How it works

1. You send the question

Email or call with the client’s situation and what you want answered, with their consent to share it.

2. I run the numbers

I review the current loan, goals and options, and model the scenarios that matter.

3. You get a written memo

Within 48 hours, the memo comes to you, not the client. Complex files may take longer, and I’ll say so up front.

4. You decide the next step

You stay the main contact. I join a client call only if you ask, and only help with a loan if the client wants one.

How I work with planners

  • You stay the client’s primary contact
  • Fixed, transparent pricing on any loan
  • No referral fees or kickbacks, ever
  • Working alongside CPAs and attorneys when needed
  • Clients with overseas assets welcome: see foreign buyers & overseas assets

Memos are educational and based on the information provided. They are not investment, tax or legal advice and are not a commitment to lend. Rates, programs and eligibility vary and change over time.

Questions planners ask

What does the second-opinion memo cover?

Usually the questions planners ask most: keeping a low fixed rate versus paying it down, paying extra on a mortgage versus investing, whether a refinance or cash-out makes sense after costs, and how a purchase fits the client’s cash flow and reserves. Each memo is written for that client’s numbers and goals.

How fast will I get it?

The aim is a written memo to you within 48 hours (two business days) of receiving the client’s details and documents. More complex files may take longer, and I will tell you up front if so.

Will you contact my client directly?

Only if you want me to. You stay the client’s main contact. The memo comes to you, and I join a call with the client only when you ask.

Do you pay referral fees?

No. There are no referral fees or kickbacks of any kind. The relationship is simply about doing good work for your clients, in line with federal and state rules.

What does it cost?

Ask me about the memo for your client. If a client chooses to get a loan through me, I charge fixed fees that are disclosed up front, and nothing is paid to you or to anyone for the referral.

Have a client with a mortgage decision?

Send me the question and I’ll send you a written second opinion.
