Refinance, cash-out & HELOC
Honest take from a mortgage advisor: sometimes a loan isn’t the best option.
Before you borrow against your home, let’s run the numbers together. I’ll show you where a refinance or HELOC may help and where another route may cost you less.

Your options
Rate-and-term refinance
Change your rate, term or loan type. It may make sense when the savings outweigh the closing costs over the time you plan to stay.
Cash-out refinance
Replace your mortgage with a larger one and take the difference in cash. It may make sense for some goals, but it resets your whole loan.
HELOC
A line of credit against your equity that keeps your first mortgage in place. A HELOC may only make sense in some cases.
Clean-break refinance after divorce
Refinancing into one name may remove an ex-spouse from the mortgage, if the remaining borrower qualifies alone. I work alongside your attorney. Not legal advice.
Owe the IRS?
An IRS payment plan may cost less than borrowing against your home. Talk to me first and I’ll compare it honestly.
Free monthly home report
I can set you up with a free monthly report showing your home’s estimated value, your equity and ways you may save. Values are estimates.
My approach
I look at your whole picture: what the loan costs, how long you’ll keep it, and whether your money may do more somewhere else. If a new loan doesn’t make sense, I’ll tell you.
Programs, guidelines and eligibility change and vary by lender and program. This page is general information, not a commitment to lend or a guarantee of approval. All loans are subject to credit approval, underwriting and property approval. Not legal or tax advice.
Questions people ask me
Straight answers. Programs and guidelines change, and everything depends on the lender, the program and your situation.
When does refinancing make sense?
When the long-term savings outweigh the closing costs over the time you expect to keep the loan, or when you need to change the loan for another reason, like removing a co-borrower. Darryn runs a break-even comparison.
Is a HELOC or cash-out refinance better?
A HELOC keeps your current first mortgage; a cash-out refinance replaces it. Which may fit depends on your current loan, how much you need and how long you need it. Sometimes neither is the best option.
Should I use a HELOC to pay the IRS?
Not always. An IRS payment plan may cost less than a HELOC, depending on your situation. Talk to Darryn and your tax professional before you borrow.
Can I remove my ex from the mortgage without refinancing?
In most cases a refinance or sale is needed, because the lender doesn’t release a borrower just because of the divorce decree. Some loans may allow an assumption. Darryn works with your attorney. Not legal advice.
